Urban Quality Management: Customer qualification
The Urban Quality Management (UQM) programme seeks to extend to surrounding urban areas the attention and care given to individual buildings, as an integral part of real estate product knowledge (from buildings to surroundings).
As a development manager of major development and redevelopment projects in Europe, Pirelli RE gives priority to the overall quality of town planning projects, so that all the economic, environmental and social variables are addressed for the purpose of really improving the area and well-being of its inhabitants.
Such an approach must necessarily involve several levels: from the quality of the individual product to the strategy of establishing local ties, infrastructure, urban mobility and quality of life (facilities, amenities and soft qualities).
Social Housing: A new model for real estate develpment
Relative to the rest of Europe Italy’s rented housing sector is rather small. Only 20.1% of all occupied housing is rented, ranking it last in Europe, compared with 57% in Germany, 47% in Denmark, 45% in Holland and nearly 44% in France10. This market has continued to decline steadily in recent years, with a drastic reduction in the percentage of homes regularly offered for rent.
The lack of rental housing penalizes not only those unable to purchase their own homes, but also individual and professional mobility within the country, even the economy’s very competitiveness, while it becomes a genuine source of housing problems in the large cities.
Given this scenario Pirelli RE has devised and promoted, along with Assoimmobiliare (Italy’s real estate association belonging to Confi ndustria), an innovative model of mixed public-private property development for the purpose of building 1 million homes in 4 years for long-term letting at sustainable rents.
